Orange County

3D rendering in Orange County.

Renders, film, live 3D tours and sales websites for Orange County developers, builders and brokers — from Irvine to Newport Beach.

For condominiums, townhome communities, coastal homes and multifamily projects across Orange County, we deliver photorealistic renders, cinematic walkthroughs and live 3D tours — and we build the sales website around them. We work remotely on Pacific time, with fixed quotes and no hourly billing.

Rendering for Orange County developers

Orange County projects sell on light, outdoor living and finish quality. We model each project from the architectural set, place it in its real California light and setting, and keep every image, film and tour consistent from presale to sellout.

Condos & townhomes

Presale exteriors, interiors and amenities from the architectural set.

Walkthrough films

Cinematic walkthroughs of residences and common areas.

Live 3D tours

Tours buyers open on a phone — no app, no download.

Developer websites

A permanent site to add each new project, renders and updates.

Our California work

In California we built the complete sales website for 824 San Antonio, a boutique senior-living community of 27 residences in Palo Alto, around our renders; produced Riverside Residences, a multifamily project in California; and visualized lakeside and hillside residences, including Lake Tahoe. The projects below and the live sites further down are real work, not stock.

From the architectural set to a sales-ready package

Send the architectural set and finish schedule; we return draft views of exteriors, interiors and amenities, then the final renders, a cinematic walkthrough of the residences and common areas, and a live 3D tour buyers can open on a phone. Condo and townhome projects across Irvine, Newport Beach, Costa Mesa and Huntington Beach are typical.

A permanent website for your developments

Developers who build project after project need one site that grows with the portfolio: each development gets its own page with renders, the walkthrough film, a live 3D tour and construction updates, all managed in one place. We design it once in a high-end style and add every new project as it comes.

FAQ

Rendering in Orange County: FAQ

Do you need to be in Orange County to work with us?

No. DARK is a studio based in Italy that works remotely with clients worldwide. You send drawings, CAD or a BIM model, references and the finish schedule; we return draft views for comments and then the final images, film or 3D tour — all by email and shared links.

What do you need to start a rendering project?

Plans and elevations (DWG, PDF or Revit/SketchUp/Rhino models), material and furniture references, the views or shots you want, and the deadline. If the design is still moving, we can start from massing and refine as it develops.

How long does it take?

A set of still images typically takes a few days to about a week, depending on complexity and the number of views. Animation and 3D tours take longer. You get a clear schedule with the quote, agreed before we start.

How much does architectural rendering cost?

It depends on the number of views, interior or exterior, level of detail and the deadline. We don't bill by the hour: send the project and we reply with a fixed, all-in quote within 24 hours.

Can buyers explore the project online, not just look at images?

Yes. Besides renders and film we make live 3D tours (Gaussian splatting) that open in any browser and on a phone, and complete sales websites built around the visuals.
