The basics

What is Gaussian Splatting?

Gaussian Splatting (3DGS) is a reality-capture technique that turns photos or video of a real space into millions of tiny coloured 3D points — "splats" — that together form a continuous, photorealistic scene. You don't teleport between fixed photo points like a 360° tour; you move freely through a real place, rendered in real time in the browser.

It went from an academic paper to deployment on Zillow in roughly two years. In February 2025 CoStar acquired Matterport for $1.6 billion — a signal of how much value sits in 3D space capture. Gaussian Splatting is the next wave: more photoreal, free-roaming, and lightweight enough to run on a phone.

What is Gaussian Splatting?
Gaussian Splatting (3DGS) reconstructs a real space from photos or video as millions of tiny coloured 3D points. The result is a continuous, photorealistic scene you can move through smoothly in a web browser — unlike a 360° tour, where you only teleport between fixed photo points.
How is it different from Matterport?
Matterport jumps between fixed 360° scan points and is best for measured indoor digital twins. Gaussian Splatting is a free-roaming, photoreal scene at 60+ FPS that handles glass, water and foliage. See our full comparison.
How much does a splat cost?
A trained Gaussian Splat scene starts at $9,800, including capture, GPU training and a deployable WebGPU viewer. Bundled into a full property website the per-asset cost drops. See the cost guide.
Does it run on a phone?
Yes — modern phones play splats directly in the browser with no app. The same file runs on desktop, kiosks, Meta Quest and Apple Vision Pro, and embeds in Unreal Engine.
Can you do it for an off-plan project?
A splat captures a real space. For off-plan we build the space in full CGI for pre-sales, then capture the real splat at completion — developers often use both.
What do you need from us?
Either access to capture the space, or a clean set of photos/video you already have. We assess footage before quoting and handle training and deployment end to end.
